Client Acceptance Criteria

Before Year 1 tenancy starts:

Credit or affordability checks
Proof of ID
Right to Rent checks
Rent arrears history (last 12 months minimum)
ASBO checks (if the council doesn’t provide these, please get an email from the tenant confirming that no ASBO orders are in place — this is sufficient)
Detailed inventory of the contents and condition of the property (including photos) signed by the tenant (required for claims relating to property damage; cover can still be offered without this, but such claims are unlikely to be supported, which must be explained to the client at inception)

Before Year 2 tenancy:

✔No previous rent arrears issues with the tenant

✔No neighbour-related issues regarding the tenant

✔No known issues that could give rise to a claim in the next 12 months

✔No changes to the tenant’s circumstances in the last 12 months that would affect their ability to pay the rent
